Project Objective 

 

To increase the efficiency and effectiveness of assets, while aligning the look and feel of the estates, to the values of the Trust (‘high achievement, ‘proud traditions’ and ‘wide horizons’).

Summary/Overview

Griffin Schools Trust (GST) is a Multi-Academy Trust currently comprising 13 schools with more than 6,000 pupils in London, Kent, Buckinghamshire and the West Midlands. 

GST required a trusted partner to provide on-going asset management and associated capital programme delivery across their growing family of schools. 

 

The challenges included:

  • Lean central management structure. 

  • Wide geographical spread of school locations.

  • Lack of historical plans, documents and data relating to school sites.

  • Rapidly expanding asset portfolio and increasing demand on assets e.g. higher pupil numbers.

  • Urgent need for improvement of physical environments/ highly technical pre-existing issues including drainage, structural, asbestos and electrical.  

  • Need for enhancement of local character and identity of each school.

  • Compressed delivery periods / need to minimise disruption of normal school operations.

Impact

  • Commissioning an estate-wide building condition surveys and distilling the data into a 5 year rolling programme of capital maintenance; prioritised by health & safety, child safeguarding, condition and suitability.

  • Identified opportunities through ‘special projects’ to improve and increase the scale of the asset portfolio; including those which drive funding and/or revenue for the Trust, to be reinvested for the benefit of its pupils. 

  • Successfully managed the implementation of £3.5m+ of capital works projects at 12 school sites.

  • In 2018, successfully identified, procured, and delivered 28 construction projects at value of £1.9m, with no adverse impact on the day-to-day operation of school sites.

  • Managed urgent reactive maintenance projects and disaster recovery across the portfolio, following critical incidents such as major flooding.

  • Managed the expansion and redevelopment of key strategic school sites, while ensuring that the development of the wider estate aligns to a strategy, and is underpinned by effective structures and systems.

 

So, what did we do that was different?

  • Understanding the GST values and reflecting those in the project approaches, realising the organisation’s vision for education, while working collaboratively with a range of internal and external stakeholders.

  • Delivering excellent construction projects of high social impact and supporting the GST vision for world class working physical environments.

  • Adaptable to a new area of UK education policy, and reactive to the rapidly changing needs of GST as a growing organisation, ensuring they are in a compliant and rapidly improving condition.

  • Multi-disciplinary approach to tackle a broad range of challenges; financial, technical, organisational, operational, and political.
